Windfall is a 148-acre master-planned community to be built in phases at Grey Road 21 and Mountain Road, neighbouring The Orchard section of Blue Mountain and Scandinave Spa. Each phase will be designed as a private enclave of homes with the first phase offering 37 detached homes to be built beside an expansive nature preserve.

Detached mountain homes will be of distinctive architecture, an interpretation of Georgian Bay cabins, cottages, and mountain chalets. One-third of the land will be dedicated to forested parks, trails, and wetland preservation areas.

Home styles: bungalow-with-loft and two-story designs with sprawling porches and detached garages. A barn-inspired structure, called ‘The Shed’, will be Windfall’s recreation and social centre.
